The Crosstown east to Penn or Lyndale puts us in Armatage, Kenny, Tangletown and Kingfield; Hwy 100 north to 50th Street carries us into Fulton and Linden Hills and around Lake Harriet. Minnehaha Creek winds through the middle of it, and the parkway along the creek is often the fastest way between two calls. North of Lake Calhoun the houses give way to the apartment buildings of Uptown, where the calls come from property managers rather than homeowners. It is the oldest housing we serve, and the technician who works it learns to carry a headlamp and a knee pad.
These are 1910s to 1930s bungalows, Tudors and Craftsman houses with kitchens remodeled into rooms that were not built for modern appliances, basement stairs with a turn at the bottom, and laundry rooms in the corner by the fruit cellar. The water is the big difference from the suburbs: Minneapolis draws from the Mississippi and softens it at the plant, so it arrives moderately hard, there is rarely a softener in the basement, and scale is a slow nuisance rather than the main event. What fails here instead is mechanical and thermal. Dryer vents bored through old foundations ice shut, refrigerators wedged into alcoves overheat, and gas ovens on original piping lose their igniters every autumn.

A French-door refrigerator in a Linden Hills alcove runs constantly and never gets cold. Rolled out on a mat to protect the maple floor, it shows a condenser coil matted with dog hair and a stalled fan that reads dead on the meter. We clean the coil, replace the fan, and watch the temperature fall before leaving.
A top-loader at the bottom of a Kingfield basement stair fills and agitates but never spins. The lid switch is broken where a plastic tab snapped. Bringing the machine upstairs is impossible, so the repair happens in place on a drop cloth with a truck-stock switch, and the washer spins a full load before the ticket is written.
A gas dryer in a 1926 Tangletown basement runs cold every February. The vent exits through the limestone wall to a flap buried in a snowdrift, and the lint behind it has frozen into a plug. We clear the run, test the igniter and coils, and suggest a hood that sits higher above the grade before the next winter.
A property manager for a converted duplex near Hennepin and Lake Street reports a dishwasher holding water. The tenant hosts. Under the sink the drain hose has no high loop and the disposal is packed. We clear the sump, rehang the hose, text the written price to the owner, and email the invoice and warranty.

Yes. Minneapolis softens its Mississippi River water at the plant, so it reaches your Kenny or Fulton kitchen moderately hard, without the scale load that suburban wells put on dishwashers and ice makers. Our Minneapolis calls lean toward frozen vents, worn mechanical parts, retrofit plumbing and failing igniters rather than mineral problems.
We plan not to. Old Minneapolis stairs with a landing and a turn are the norm, so washers, dryers and basement freezers are repaired where they stand on a drop cloth. Nearly every pump, lock, valve, belt, heater and roller can be replaced in place, and the failed part leaves in a bag rather than the machine leaving on a dolly.
The property manager or owner books the visit, the tenant lets the technician in, and the written price goes to whoever pays by text for approval.
